Why We Run Water

Do you know why we make sure to run water through the plumbing system on a home watch visit? One reason is that we check under the sinks and look for signs of leaks. Another reason, is to keep water in the plumbing system.

It might seem counterintuitive in the winter, since winter is cold, but our high desert climate combined with indoor heating make evaporation happen quickly. Statistics show that an unused plumbing trap can completely dry out in as little as 2 weeks.

Empty pipes can lead to critters coming into the house and other damages could occur. That is why we run water down every sink, shower and floor drain for a minimum of 20 seconds to keep the traps topped off. We flush every toilet to help the seals keep from drying out and the important ecosystem of bacteria in the septic tank from being thrown off.

This is one of the reasons we offer our home watch services beginning at a minimum of every two weeks. We want what's best for your home and it would not be diligent to let your home go longer without checking on it. Feel free to reach out if you have any questions.
